Guarantee via Söderberg & Partners

Less tied up. Just as secure.

  • The guarantee equals four months' rent and replaces a traditional deposit.
  • The same rules as a deposit — Tenancy Act §§ 3-5 and 3-6.
  • The price is 12 % of the security amount. Example: NOK 10,000 × 4 = 40,000 × 12 % = NOK 4,800 in premium for a three-year tenancy.
  • You are liable for the security amount and any claims beyond it, exactly as with a deposit.
  • The premium is not refunded when the tenancy ends.
  • Disputes follow the same rules as for a deposit.

Guarantee — one-off premium (12 % of 4 × rent)8 640 kr

The premium is not refunded when the tenancy ends, but you avoid locking up 45 360 kr more than the premium. The guarantee gives the landlord the same security as a deposit (Tenancy Act §§ 3-5 and 3-6). Provided via Söderberg & Partners.

Practical information

16 things every tenant should know

01

Contents insurance

Tenants must have their own contents insurance — usually NOK 80–200 a month.

02

Cleaning

Clean regularly — especially the extractor fan and kitchen units, where grease and dirt collect.

03

Parquet

Use little water. Dry mop for regular cleaning, a damp cloth for stains.

04

Painting

Only by written agreement with the owner — colour and who pays agreed in advance.

05

Pictures and fixings

No drilling or nails without consent. Approved shelves and curtain rails stay when you move out.

06

Worktops

Hot pans and wet glasses leave marks. Wipe spills at once and oil wooden worktops regularly.

07

Drains

Clean the bathroom and kitchen drains regularly — remove hair, dirt and food waste.

08

Drying clothes

Not over doors or radiators. Ventilate well while laundry dries.

09

Airing and ventilation

Air vents must always be open — also in winter — to prevent damp, mould and rot.

10

Safety

Check the smoke alarms work. Know where the extinguisher or fire hose is, and check the extinguisher yearly.

11

Light bulbs

Replace bulbs and downlights as needed; all must work when you move out.

12

Waste

Never in hallways or shared areas. Sort cardboard and waste into the right bins.

13

House rules

Follow the tenancy agreement and any rules of the housing association.

14

Pets

Only by written agreement, and if the association allows it.

15

Move-out cleaning

We recommend booking professional cleaning when you move out.

16

Emergencies

Medical 113 · Police 112 · Fire 110.
